Madison Mississippi Real Estate Agents
What type of real estate agent should you choose?
There are three different types of Madison real estate agents you can choose to work with: buyer’s agent, seller’s agent or dual agent.
You can choose to only work with a buyers agent that only deals with helping you locate a new home. Your buyer’s agent will focus on finding you a home matching your personal preferences at the lowest possible negotiated price for you. The buyer’s agent will help you in the negotiation process, discuss conditions of the home and advise you in your decisions.
A seller’s agent will focus on marketing your home to other prospective buyers and work at getting you the top selling price. Your seller’s agent is only allowed to give buyers material facts about your home. Your seller’s agent is only acts as a seller.
A dual agent works as a seller’s agent for a certain kind of property and if you become interested in the property then the dual agent will work as your buyers agent. The dual agent works for both of your interests at the same time. This case rarely happens in the real estate process.
Tips you should know before working with a Madison real estate agent
The Madison real estate agents you choose to work with will sign an agreement contract with you. An agreement contract is a legal document that states what your agents duties are, how the commission will be paid and a certain time period for the real estate transaction. You should understand every clause written in the contract and ask questions about anything you are unclear about. Usually an agreement contract ties you to working with only that agent, so if you end up not liking the agent then you might have to pay a certain amount of commission to end the agreement. So make sure you are aware of all commission fees. Sign the agreement if you know for certain you will be working with that agent.
Calling the listing agent on the for-sale sign will not get you the best deal on the home. That listing agent is working for the best interests of the seller, which means you probably won’t end with the best buying price. Consult your buyer’s agent to negotiate for the best price.
Now that you know all the different kinds of Madison real estate agents, you can make a well-balanced, educated home buying decision.
